But today there are specialists and a whole system of assessing paintings, sculptures and other objects of cultural and historical value. So it is quite possible to name the price at which one could potentially sell (or buy) "La Gioconda" or "The Last Supper". And here's another question: how much is "historical" real estate - for example, the Moscow Kremlin?

How to estimate the cost

The solution to this problem was carried out by specialists from several consulting companies in Moscow. As one of the leaders of the Uphill company, Alexander Vusov, under whose leadership the cost assessment was made, the calculations were based on the methodology of foreign colleagues who had previously calculated the cost of the Colosseum, the Tower, the Eiffel Tower and other famous world attractions.

When assessing the value of a historic property, a huge number of factors are taken into account. The base rate was the average cost of the most expensive commercial real estate in the capital, located on Arbat and Tverskaya. Further, the company's specialists had to use the information from the architectural committee of the capital in order to accurately calculate the area of the Kremlin, including hidden and underground premises, service rooms and other areas, information about which is not available in open sources.

Also, when assessing the cost, the tourist component was taken into account, because the Kremlin annually attracts millions of tourists from all over the world, which is an additional source of profit (and, accordingly, increases the cost of the object). They did not forget about the cultural and historical significance of the ensemble - at the price of commercial real estate, a special increasing coefficient is provided for this.

So how much is the Moscow Kremlin worth

As reported by Moskovsky Komsomolets, the result was a price of 1.5 trillion rubles, or $ 50 billion. The amount is quite impressive - for comparison, the capital's annual budget is about 2.2 trillion rubles. Alexander Vusov stressed that only the real estate itself was taken into account, excluding the interior decoration of the Kremlin.

However, if we compare the approximate market value of the Moscow Kremlin with other historical real estate in Europe, it turns out not so much. For example, the Tower is almost twice as expensive, the Colosseum is 2.2 times, and the most expensive was the Eiffel Tower, valued at $ 500 billion, which is roughly equal to Apple's current market value.

Why is the Colosseum more expensive

This question was asked by another specialist in the field of consulting - Alexander Khrustalev, General Director of NDV-Real Estate. He believes that, on the one hand, by Moscow standards, the value of the Kremlin as a commercial real estate of $ 50 billion corresponds to reality, as shown by his personal calculations. But in comparison with the prices of other European attractions, this figure is clearly underestimated (or rather, the figures are overestimated). If we take the cost of the Colosseum, estimated by foreign experts at $ 110 billion, then the Kremlin should be worth at least three times more. After all, this is a full-fledged complex, although now it is suitable for commercial use, and the Colosseum, by and large, is just a pile of ruins.

Konstantin Lebedev, who has worked in real estate not only in Russia, but also abroad, agrees with this opinion. According to him, the cost of one square meter of the Kremlin without furnishings should be about $ 50,000, which is higher than, for example, in Buckingham Palace, the cost of which the expert estimated at $ 40,000.
