What factors do not influence the choice of real estate! For some, the main thing is transport accessibility, for someone it is important to have a kindergarten or hospital nearby. However, this is not all. As analysts have found out, 95% of potential buyers also consider it important to study the "genealogy" of not only apartments and houses, but also the area.

Realtors say: no matter how rational and sane their clients are, it is almost impossible to find a buyer for an object that is "talked about". On the other hand, it is the mystical image that attracts crowds of the curious to the "haunted houses" around the world. So is it worth getting involved with such real estate? The magazine "Kazanskaya real estate" studied the map of the city for the "otherworldly" component. Readers should draw conclusions about the benefits of investing in such objects …

Energy pumped up?

In Kazan, as one might expect, eyewitness accounts of unusual phenomena are most often associated with houses in the historical part. But, as it turned out, even houses of a relatively recent construction can present surprises …

If the house is erected on the territory of an old cemetery, a destroyed church or a place where tragic events took place, the chances of encountering something “like that” among residents increase. We managed to find several such places at once in Kazan.

Kirovsky district, st. Highway. The first houses here were built on the old cemetery, which was located on the site of houses No. 15, 17, 19, 21. Most of the anomalous phenomena occur in the apartments of these houses. They began to destroy the cemetery during the Great Patriotic War. There was not enough firewood at that time, and crosses from abandoned graves were burned in the stoves. And in the 1960s, for the construction of "Khrushchevs", the entire district, including the churchyard, was leveled with a bulldozer. Bones in huge quantities were taken out by trucks somewhere, especially gloomy-minded old-timers even claim that to a soap factory …

And there are plenty of such places in Kazan: for example, the Chekhov market and a gas station near the Arsk cemetery (built on the burial places of soldiers who died in the hospital from the wounds of the Great Patriotic War); houses and a car dealership on the street. Saban in the Kirovsky district, partially built at the cemetery of the Powder Sloboda, etc.

They want to turn a place of sickness and suffering into a hotel

The Shamovskaya hospital in Kazan is a historical building built for the city by the merchant of the first guild, Yakov Shamov, more than a century ago. The building project was developed by the famous Kazan architect Oleshkevich together with a commission of three doctors. Construction began in 1907, but Shamov himself did not see its completion - he died in 1909. The hospital was completed and equipped by his widow. The clinic opened in 1910.

During the civil war, the building was badly damaged by shelling. But already in 1919 - 1920 it was repaired and re-equipped: the first city clinical hospital was opened here.

During its century-long history, the Shamovskaya hospital has seen a lot. But the most "mystical", in our opinion, began with her after the closure in 2008. The preserved building to this day frightens the district with a gloomy silhouette. But if we talk about ghosts, then first of all it is worth mentioning "ghost" investors. At the end of 2012, the historic building seemed to have gained hope for restoration: it was placed under the care of a company from Malaysia. The Malaysians intended to turn the Shamov hospital into an international hotel. However, a year later it turned out that investors from Malaysia were actively looking for a buyer, not knowing what to do with their acquisition.

In the spring of 2014, the Investment Development Agency of the Republic of Tatarstan announced that a player in the medical business from Canada would soon start operating in the building of the Shamov hospital, and about $ 15 million would be invested in the reconstruction of the hospital. AIR clarified: an international clinic will appear here, the specialization of which is still being determined.

However, in November last year it was announced: a hotel of the Turkish chain Rixos will open in the building of the Shamov hospital in Kazan, which will reconstruct the building. The investment volume is $ 30 million.

The authorities announced the opening of the hotel at the end of 2017. However, different things were constantly said about the timing of the transformation of the 1908 building into a luxury hotel - the year of completion was called 2017, 2018 and even 2020. All this time, reconstruction work continues, with the results of which they are in no hurry to acquaint the general public.

Be that as it may, a certain mystical spirit is still present in the century-old building (especially in the outbuilding, the former morgue) - this is noted by both psychics and Kazan stalkers who managed to visit a closed hospital. By the way, esoteric experts strongly recommend to “bury” the idea of opening a hotel: the energy here is strong and heavy - terrible phenomena can occur, guests will feel unwell and even deaths are possible …

The ghost of the murdered man in a house with a fortunate fate

We are talking about the house of the merchant Kekin on the street. Galaktionova. This is one of the rare Kazan sights that managed to avoid destruction and remain in the modern history of the city. In 2000, the building was acquired by the TAIF group of companies, which decided to reconstruct the Kekin House, preserving its historical appearance. Today it is a shopping and office center, consisting of two buildings with a total area of over 11 thousand square meters. meters.

However, despite the fortunate fate of the historic building itself, there is a ghost here too. We managed to find such evidence: the obscure figure of a man in white, dressed in underpants with dangling ties, sometimes crosses the street and enters the building right through the wall. According to one version, this is the ghost of an unlucky thief. Like, once Kekin found a rogue who climbed up to him, caught up with him on the stairs and hammered him to death with a copper candlestick. Having come to his senses, the homeowner decided to hide the body, walled it up in one of the chimneys in order to avoid proceedings with the police.

Such is the passage …

Urban legends attribute ghosts to the Chernoyarovsky passage (21 Kremlevskaya st.). He owes his reputation to a certain "red lady" who, throughout the entire existence of the building (and it was built in 1901 by the architect G. Rusch, the owner is the merchant Chernoyarov), was shown to people before the fires. And if skeptics can question the presence of a ghost, then the fires themselves are recorded in the history of the city.

Somehow the owners of both passages wanted to combine the buildings into a single complex. But the owners of the small house between the Veniaminovs' passages flatly refused to sell their land. And then one night a fire broke out in their house. The wooden building burned to the ground. And along with her - and the whole family of Benjaminovs. The investigation could not prove not only the involvement of the merchant Chernoyarov in the fire (after all, it was from him that the initiative to unite the passages came), but also the very fact of arson. But as soon as the construction of the crossing began, a fire started in the builders' cabins. Two died in the fire. The merchant Chernoyarov, abandoning the idea of transition, settled with his family on the third floor of the passage. Six months later, his eldest son got into his room. And each time there were witnesses who saw a lady in red … Presumably, this is Benjamin's wife, killed in the fire. They say it was she who was against the sale of the house. Later, Chernoyarov built a separate wing in the courtyard of the passage, where he lived with his family until the revolution, during which he emigrated.

Fires in the Chernoyarovsky passage also occurred after the revolution: in 1919 (then a hostel was located in the passage) 7 people died; in 1935 a fire broke out in the apartment of the Tatar poet Fatih Karim, but it was quickly extinguished; in 1970, a pensioner died in a fire in an apartment on the third floor. It is noteworthy that Chernoyarov's bedroom used to be located in the burnt-out room.

Currently, the owner of this example of Kazan Art Nouveau is the famous businessman Kamil Shaidarov. Who, by the way, was born and raised in this building, in a communal apartment on the third floor.
